Fuller Long are delighted to have won an appeal against the decision of Tandridge District Council to refuse planning permission for the erection of an new building within the grounds of a grade II* listed building in the Limpsfield Conservation Area in Oxted.
When assessing the scheme, the clear issues revolved around the impact that the new building would have upon the setting of the grade II* listed building as well as the conservation area and other heritage assets in the vicinity. The case officer reflected this in his reason for refusing the scheme, stating that the proposal would provide no public benefit to offset the impact it would have upon the setting of the grade II* listed building and the wider conservation area.
Our heritage team went on to provide a robust heritage statement in which they outlined the significance of both the grade II* listed building and the conservation area. They concluded that the proposed built form would not impact upon the features that contribute to the significance of these heritage assets and that, contrary to what the case officer stated, the proposal was in keeping with both the Tandridge local plan and the policies in the NPPF. Having reviewed our statement, the planning inspector in charge of the appeal agreed with our team’s conclusions and subsequently granted planning permission for the development.
