Fuller Long have recently worked with Gordon Shrigley architects in the Hackney area to supply a Townscape Visual Impact Assessment (TVIA) for a scheme involving the demolition of an existing building and the construction of a 6-storey, mixed use building comprising both residential accommodation and space for a restaurant.
The TVIA is a good way for developers to understand the potential benefits and constraints of a site in relation to the historic environment. This is a particularly important tool when looking at sites within the vicinity of heritage assets, such as listed buildings or conservation areas, as it is critical to understanding how various forms of development can impact upon their setting and significance. The TVIA can then be submitted alongside any application for planning permission and can provide the council with a great deal of information relating to the historic environment around the development site and how the proposed scheme will affect it.
In this case, our client wanted to move forward with a development scheme involving the removal of an existing building and erection of a new 6 storey, mixed use building close to several other designated heritage assets, including a registered park and garden. Our heritage team, led by Josie Roscoe, compiled an in-depth TVIA to accompany the application. The assessment provided full histories of all the heritage assets that would be affected, including but not limited to the Victoria Park registered park, and the Victoria Park Conservation Area. Having undertaken such an in depth review, our team was able to conclude that the scheme was in accordance with all of the relevant national and local policies, including those listed in the Hackney Local Plan. This gave our client the confidence to proceed with the scheme and submit an application for full planning permission.
